Our descriptive report combines careful and professional writing with visual elements that make reading enjoyable and attractive for the Administration, including 3D models and infographics when necessary, to ensure a high quality presentation with a very careful aesthetic, always paying attention to the essence. of our methodology: exhaustively study the work and the specifications, apply our technical knowledge and that of our collaborators who are specialists in different branches to address the construction procedures in the best possible way, study and analyze the external conditions that may affect the execution, highlight the strengths of our clients and personalize the offer in all its points.
The most common sections that we develop within the descriptive report, among others, include:
- Description of the construction works and procedures, including 3D infographics when applicable.
- Areas for the implementation of auxiliary construction and storage facilities, with location plans, calculations and description thereof.
- Production plants and landfills, located on plans with indication of the routes to and from the works.
- Global conception plan: we like to introduce a global conception plan in the largest size that the document allows so that, at a single glance, the evaluating technician is able to realize the knowledge that the client has of the project in question, to understand how will execute the work and with what means.
We give the client the option of carrying out the site visit and the photographic report ourselves, although normally they prefer to do it with their own means and send us the information.
Work program
Based on our deep experience on site, we analyze the most complex activities of the project, the environmental conditions and the affected services, and we devise several proposals for its construction, always seeking the economic-temporal optimization of the work and strict compliance with the PCAP. since sometimes the Administration forces the bidder to respect the methodology proposed in the project. From there, the execution is structured by Phases for better understanding and the programming of the works is prepared, in which we include a detailed text description of the proposed phasing which will be accompanied by the following documentation:
- Calculation of performance: for each activity, based on our experience in similar works and external conditions, a theoretical performance will be determined to which a reducing coefficient will be applied, which will vary depending on the work and will take into account factors such as inclement weather. weather, machinery breakdowns, etc.
- Gantt Chart: depending on the typology, the complexity of the work and the PCAP requirements, we prepare it in Microsoft Project or Tilos. The activities and important milestones of the work are listed, respecting the proposed phase structure to facilitate understanding. Each activity is assigned its performance and its duration is calculated from the project measurement. Precedences are established between activities and the number of necessary equipment is sized, adjusting the programming to obtain the best optimization of resources. Sometimes, the histograms of material and human resources are also requested, which we obtain from the programming carried out by also introducing these variables in the program for each activity.
- Monthly investment diagram: an estimate of the monthly cost is made (based on the PEM) and the certifications, in accordance with the annuities foreseen in the Document and with the programming carried out.
- Other diagrams: we also make, if requested, PERT diagrams and Space-Time diagrams, very useful in linear works.
- Phase plans or progress sequences: we accompany the diagrams with plans on which we graphically explain the phases of the work and their progress sequence, to facilitate the Evaluator's work.
Quality, Environment, Safety and Health and R&D&i Reports
It is common that among the criteria that can be evaluated through value judgment, in addition to the descriptive report of the works and the work program, sections related to the management that the successful bidder will carry out on environmental, quality, safety and security aspects are included in the PCAP. health and, sometimes, also the involvement of the construction company in R&D&I projects whose technology can be applied to the work in question.
The detailed analysis of the affected services and provisional deviations is based on a rigorous technical inspection of the work site. This study encompasses the exhaustive identification of all pre-existing infrastructure and services that could be impacted by construction activities, including, but not limited to, electrical supply networks, water and sanitation systems, communications, and road access. Special attention is paid to planning strategies to minimize these impacts, proposing innovative solutions for the replacement or rehabilitation of services once the works are completed. In addition, the needs for temporary detours or adjustments are meticulously evaluated to ensure the continuity of essential services during the construction phase, guaranteeing the least possible disruption to the community and the environment.
Regarding the environmental report, an in-depth analysis of the potential environmental repercussions derived from the work is carried out. This study not only identifies the areas of impact, but also proposes preventive and corrective measures, focusing on the sustainability of the project. The proximity of authorized landfills is evaluated and waste volumes are estimated, planning its management efficiently. Likewise, the use of materials with low environmental impact, certified for their sustainability, is promoted, which contribute to the circular economy through reuse and recycling.
The Quality Plan report focuses on the evaluation of the conformity of the specific Quality Control Plan for the project, detailing the procedures and standards to follow to guarantee excellence in each phase of the work. Inspection and monitoring protocols are established that range from the receipt of materials to the execution of the different work units, ensuring that all processes comply with current regulations and established quality requirements.
For the health and safety report, we usually review the project's Health and Safety Study, normally quite general, and detect risks that have not been contemplated in it.
Study of affected services
This study covers the exhaustive identification of all pre-existing infrastructure and services that could be impacted by construction activities, including, among others, electricity supply networks, supply and sanitation systems, communications and road infrastructure.
One of the mottos we have at CIVILTEK is “to problems, solutions”, which means that for each condition detected we will look for the best solution to minimize inconvenience to the community and for its subsequent replacement.
Furthermore, in the case of works related to transport infrastructure, we analyze and evaluate the different alternatives to provide continuity to traffic whenever possible, creating detour plans when necessary and even traffic studies at the express request of the client.
Project review
